Homes in Felton
Felton is a picturesque village of about 6,000 people at the southern end of the San Lorenzo Valley {"SLV"}. You can choose between buying a home near downtown Felton or living in Felton's surrounding valleys and hills. One of the most charming Felton experiences is hearing the train whistle from the nearby historic site, Roaring Camp Railroad. Less than a mile from Felton's bustling downtown are Henry Cowell Redwoods State Park and Fall Creek Park, offering miles of scenic hiking, walking, and horse back riding. The San Lorenzo River runs through Felton and Henry Cowell Park, along its way to the ocean. While dogs aren't allowed in Fall Creek, they are permitted on most trails in Henry Cowell, as long as they are on a leash. Another smaller park is at Felton Covered Bridge Park, where the historic bridge anchors one end of the park featuring play structures and picnic tables.
Felton's ideal location, close to the cities of Santa Cruz and Scotts Valley, earns it higher property prices on average, compared to northern SLV towns. Unlike the rest of SLV, Felton has a few big-brand stores: Felton Safeway offers groceries while CVS and Rite Aid sell dry goods and pharmaceuticals, etc.. Organic and health food store New Leaf has a great deli and awesome produce. And on Tuesday afternoons we enjoy having a Farmers' Market, on the southern side of town along Highway 9.
Felton home owners enjoy the convenience of dining at a wide array of restaurants, plus shopping at specialty stores and services, all within about a one mile radius. The core of Felton's downtown is centered around Highway 9: a two lane road with a speed limit of 25 mph and many crosswalks. Recently renovated, the Cremer House was built in the 1870s as Felton's Grand Central Hotel. One of Felton's oldest historic buildings. now serving beer, wine, lunch and dinner - focused on craft brews and American fare with fresh locally-sourced ingredients. One of Felton's two Chinese restaurants just closed (update soon). Long term local favorite: Redwood Pizza. Taqueria Vallarta is my favorite place for a quick bite of good Mexican food. The old Don Quixote's - soon-to-be Flynn's Steak and Caberet, features an incredibly array of international music which is in my opinion the valley's best music scene. There's been a lot of moving around lately, with the new Empire Grill, Oak Tree Ristorante going out of business and becoming the new home of Cowboy Diner (great salads, comfort food and burgers), while the former Mama Mia italian spot is now - unexpectedly! - Sushi San - a pretty good Japanese restaurant at the end of Felton Faire shopping mall (past CVS).
Shoppers in Felton enjoy a great variety of stores: clothiers, ukuleles, hardware, pet food, spiritual items, jewelry and gifts. Felton services include my personal favorite Vets at Felton Veterinary, as well as banking, a Satellite Office for telecommuters, and insurance. There are at least 3 nail salons, so if you're like me and love the treat of an impromptu, walk-in pedicure, you're sure to find someone with time!
Because of its central location, and the breadth of the valley inviting optimal sunshine, Felton real estate prices tend to be among the most expensive in the San Lorenzo Valley. Also, the main schools for the area are in Felton about a mile or so from the town's center. San Lorenzo Valley Unified School District continually earns California Distinguished Schools awards and there's great community support plus with caring teachers and staff - resulting in a high quality academic experience.
Real estate prices in the town of Felton for the 4th quarter of 2017 averaged $769,000, an increase of about 12% over the $675,000 average Felton home price in the 4th quarter of 2016. About a dozen to 20 Felton homes sell in any given quarter; about 76 homes sold during 2017. Looking all the way back to 2015, about 86 homes sold at an average price of just under $550,000. That's up from about $500,000 during 2014.
More affordable Felton area real estate is available in the outskirts in a different MLS zone but the same zip code of 95018; this area includes Lompico, Zayante, and Loch Lomond reservoir. It's about a 10 minute drive from the town center to these areas of affordable Felton homes. The average Lompico Zayante area home price during 2017 ranged between $425,000 and $500,000.
